The resource lands in a market where costs are moving quickly. Building material prices excluding energy rose 5.0% year over year in July 2026 — the fastest annual pace since December 2022 — with softwood lumber up 17.3%, per NAHB analysis of Bureau of Labor Statistics Producer Price Index data released August 18, 2026. Antidumping and countervailing duties on Canadian softwood lumber, which supplies roughly 85% of U.S. imports, remain in effect at a combined 35.16%. NAHB’s June 2026 study puts regulation at $131,734, or 26.4%, of the price of an average new single-family home — up 40% in five years.
